'Help to Buy' Scheme | 「和你供」置業計劃

What is 'Help to Buy' Scheme? 咩係「和你供」置業計劃?

The government has created the Help to Buy schemes to help hard-working people like you take steps to buy your own home. (HM Government)

政府推出「和你供」置業計劃,勤奮做嘢嘅你置業。
 

'Help to Buy' Scheme has 2 categories: 「和你供」計劃有兩種:


  1. Shared Ownership 共享產權

  2. Equity Loan 淨值貸款

 

Shared Ownership 共享產權

  • The Shared Ownership Scheme offers you the chance to buy a share of your home (between 25% and 75% of the home’s value) and pay rent on the remaining share. Later on, you could buy bigger shares when you can afford to. 「共享產權」計劃令你可以先購買單位25-75%嘅產權,剩低嘅部分就租金方式還錢。手頭鬆啲之後可以買更多產權。

  • The greater the share you buy in your home the less rent you will pay to your Housing Association. If you staircase to 100% you become an outright owner, and you will no longer need to pay rent. 產權越多,要還嘅租金就越少(staircasing, 階梯升級)。當你買晒100%嘅產權,就唔再需要俾租,而間屋亦會完全屬於你。(當然要經過獨立估價師對樓價估價)

Eligibility 申請條件

  • your household earns £80,000 a year or less outside London, or your household earns £90,000 a year or less in London; 你嘅家庭收入一年低過或等於£80,000(倫敦外,或一年低過或等於£90,000(倫敦內

  • you are a first-time buyer, you used to own a home but can’t afford to buy one now or are an existing shared owner looking to move. 你係首次置業、你曾經有過一個單位但而家買唔起、又或者你同人夾緊租但想自己買樓。

Priority 優先權

  • Only military personnel will be given priority over other groups through government funded shared ownership schemes. However, councils with their own shared ownership home-building programmes may have some priority groups, based on local housing needs. 只有軍人先有優先權申請政府資助嘅共享產權計劃。不過,唔同地方議會根據佢地嘅本地住屋需要而有唔同嘅優先次序

People with disabilities 殘障人士

  • Home Ownership for People with Long-Term Disabilities (HOLD) can help you buy any home that’s for sale on a Shared Ownership basis if you have a long-term disability. You can only apply for HOLD if the properties available through the other home ownership schemes don’t meet your needs, e.g. you need a ground-floor property. 「長期殘疾居所計劃」(HOLD)可以幫殘障人士買任何「共享產權」計劃出售嘅單位,不過要先了解當時其他計劃唔能夠達到你嘅住屋需求(例如你需要住地下)。


Older people 老年人

  • You can apply for Older People’s Shared Ownership if you’re aged 55 or over. It works the same way as the general Shared Ownership scheme, but you can only buy up to 75% of your home. Once you own 75% you won’t have to pay rent on the remaining share. 年滿55歲或以上嘅你就可以申請「老年人共享產權計劃」。計劃同普通「共享產權」計劃原理一樣,不過你最多只可以階梯升級至單位嘅75%產權。當你擁有單位嘅75%產權之後你唔再需要為剩低嘅產權交租金

 

Equity Loan 淨值貸款

  • The Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest. 政府會借你個單位總值20%嘅錢俾你,你自己只需比單位總值5%嘅錢,再加上申請75%按

  • You won’t be charged loan fees on the 20% loan for the first five years of owning your home. 買樓後嘅頭五年政府唔會因借俾你個單位總值20%嘅錢收取任何額外費用。

What if I want to sell my home? 如果想賣咗層樓,條數點計?

  • If the home in the example above sold for £210,000, you’d get £168,000 (80%, from your mortgage and the cash deposit) and you’d pay back £42,000 on the loan (20%). You’d need to pay off your mortgage with your share of the money. 如果以上例子嘅單位以£210,000賣出,你會拎返£168,000(你自己嘅錢同總值80%嘅錢),另外要還返£42,000比政府(20%)。按揭條數就要自己諗辦法。

London Help to Buy 和你供倫敦版

  • To reflect the current property prices in London, from February 2016 the Government is increasing the upper limit for the equity loan it gives new home-buyers within Greater London from 20% to 40%. 因應倫敦嘅樓價,由2016年2月起,政府為大倫敦區置業嘅買家提高貸款限額,由20%提高到40%

What if I want to sell my home? 如果想賣咗層樓,條數點計?

  • If the home in the example above sold for £420,000, you would get £252,000 (60%, from your mortgage and the cash deposit) and you would pay back £168,000 on the loan (40%). You would need to pay off your mortgage with your share of the money. 如果以上例子嘅單位以£420,000賣出,你會拎返£252,000(你自己嘅錢同總值60%嘅錢),另外要還返£168,000比政府(40%)。按揭條數就要自己諗辦法。

  • You won’t be charged loan fees on the 40% loan for the first five years of owning your home. 買樓後嘅頭五年政府唔會因借俾你個單位總值40%嘅錢收取任何額外費用。
